We own and manage a portfolio of residential and commercial properties across the South Lakes and the Western Peninsular.

Our residential portfolio ranges from traditional Lakeland cottages to modern apartment conversions of large historic buildings. Each property is unfurnished and features a good standard of fixtures and fittings with neutral décor. All are reviewed bi-annually by our experienced team of property professionals. We work with a team of trusted contractors to run our portfolio's day-to-day maintenance and refurbishment, most of whom have worked with Lake District Estates for many years.

Our commercial portfolio includes estate farms, a public house and café, and town centre retail units or offices, close to amenities.

We are firmly committed to providing quality housing at a fair rent and are proud to have many long-term tenants. Lake District Estates Co Ltd is a member of The Property Redress Scheme. The Property Redress Scheme (PRS) is an independent third party there to resolve consumer disputes against PRS members.

  • Information for tenants

    Properties are let on Assured Shorthold Tenancy (AST) Agreements for a six or twelve month period after which they continue as a Periodic Tenancy on a rolling monthly basis. Sample tenancy agreements are available, for inspection by prospective tenants.

    We regret that we do not permit applications without prospective tenants having first viewed the property.

  • Our reference procedure

    We operate a strict reference system for new tenants. These include employer, bank, character and landlord's references.

  • How much deposit will I need to pay?

    A deposit is also charged – equivalent to 5 week’s rent, which will be refunded in full at the end of the tenancy provided there are no rent arrears and the property is left in good condition. In compliance with the Housing Act 2004, tenants' deposits are held under a 'custodial' scheme run by The Deposit Protection Service (www.depositprotection.com). At the end of the tenancy, if the landlord (LDE) and the tenant agree how the deposit should be allocated, they will inform the DPS who refund the money as agreed. Further details on this scheme can be provided upon request.

  • Easily understandable letting fees

    As well as paying the rent, you may also be required to make the following permitted payments.

    Before the tenancy starts

    Deposit: 5 weeks’ rent (payable to Lake District Estates Co Ltd)

    Holding deposit: £100.00 (payable to Lake District Estates Co Ltd)

    During the tenancy (payable to Lake District Estates Co Ltd)

    1. Payment of up to £50.00 if you want to change the tenancy agreement.
    2. Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate.
    3. Payment of up to £25.00 for the reasonably incurred costs for the loss of keys/security devices.
    4. Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

    During the tenancy (payable to the provider) if permitted and applicable

    1. Utilities – gas, electricity, water.
    2. Communications – telephone and broadband
    3. Installation of cable/satellite
    4. Subscription to cable/satellite supplier
    5. Television licence
    6. Council Tax

    At certain properties, LDE will invoice quarterly for LPG gas. At certain properties the water rates are included in the rent.

    Other permitted payments
    Any other permitted payments, not included above, under the relevant legislation including contractual damages.

  • Looking after your property - our maintenance team

    If repairs are needed in your property, please report the issue to us ASAP using the contact form below, by emailing the team on property@lakedistrictestates.co.uk or calling 01539 721626. We aim to respond to non urgent requests within 48 hours. We have a network of reliable professional contractors with experience of the local area. If you have an emergency, please call 01539 721626. During office hours someone will be available to assist. Between then hours of 5pm and 9am, and on weekends and bank holidays you will be directed to our out of hours team.

    1. How is Lake District Estates different from other landlords?
    Lake District Estates is a trusted family-owned business based in the South Lakes with a longstanding history in the area spanning over 80 years. This gives us an enviable position in the marketplace. Our local knowledge and expertise mean that you are always in safe hands. Having owned our portfolio of traditional properties for many years, we have been able to retain many long-standing tenants, some of whom have been with us for over 35 years. In 2023, 92% of our tenants said they would recommend Lake District Estates to friends and family. It makes us very proud that we can serve our community by providing good, local homes.

    2. How do I secure one of your residential properties?
    We will help you find suitable accommodation, taking into account your needs and preferences. We aim to turn around our properties so that they are tenant ready in an average of 3 weeks and can be flexible with move-in dates to suit your needs. We will pre-qualify your enquiry, then book an accompanied viewing where you can ask any questions about the property and the process. Once you have found a suitable property, we will ask you to complete an application form. If you are successful with your application, we will then request a holding fee of £100. This will be taken off your first month's rent.

    3. How does referencing work?
    The formal referencing process we follow for our prospective tenants is designed to achieve the following results: -
    Ability to pay – can the tenant or their guarantor, afford the monthly rent, and is their employment secure?
    Inclination to pay – have you got a good credit history for rent or mortgage payments?
    Inclination to look after the property – can you provide a good prior landlord reference showing that you are inclined to look after your property in a ‘tenant-like manner’?
    Right to Rent – we require photographic identification to comply with Right to Rent legislation (details on request).

    4. When do I pay the initial funds?
    Once formal references are complete and acceptable to us, we will agree on a start date for the tenancy. The deposit, equal to 5 weeks' rent, is due in advance of the start date and will be registered with DPS, our deposit scheme. The remaining rent for the first month will be due 2-3 days ahead of the start date to ensure we have cleared funds before we issue the property keys. You may pay via card or bank transfer.

    5. What type of contract will I have?
    If you are moving into one of our residential properties, you will be issued with an Assured Shorthold Tenancy Agreement. This will be drawn up for either a six-month or 12-month fixed term, as mutually agreed. At the end of the fixed term, the tenancy will roll onto a periodic basis. If you are applying for a commercial tenancy, the commercial agreement will be drawn up by our legal representatives (legal fees apply).

    6. What happens when I move in?
    You will meet our team in the Kendal office to collect a set of keys for your property, sign off any remaining paperwork, complete Right to Rent checks (if not already completed) and pay any funds owed. You will be issued with a helpful pack which contains information about your new home, prescribed tenancy information such as the How To Rent guide, a guide to DPS and some useful practical guides. When you get to your property, a hamper will be waiting for you with some yummy food gifts to help you settle in. Then, slip off your shoes, make a cuppa and have a biscuit before the move begins.
